Purpose

The Prosperity Center's, Housing Counseling Program is an excellent resource for prospective homebuyers with limited income and knowledge of the homeownership process. Homeownership is a key wealth creator in America. Yet, families in communities across the country face a variety of barriers to owning a home, such as fear of the purchasing process, credit history problems, and predatory lending. The center helps families overcome these barriers and purchase a home of their own by locating local home financing programs, providing educational programs on personal finance and the home purchasing process, and counseling those who have encountered financial or legal problems when trying to buy a home or after purchasing a home.

It is our goal to help families understand the home purchasing process, how to get budgeting and credit problems fixed, and how to avoid predatory lending practices.  We encourage lenders and other housing organizations to make homeownership possible to our clients who need lower down payments and more flexible underwriting programs than those that are permitted by the conventional market.

The center is knowledgeable of many special programs for low-income and first time buyers, such as:

• Low-down payment, conventional loan programs offered by Fannie Mae and Freddie Mac;
• Community development programs that offer monetary and educational assistance and guidance to low-income homebuyers;
• Down payment assistance loans and grants provided by state and local governments;
• Below-market interest rate loans funded through municipal bonds and run by local housing finance agencies and the state Department of Housing and Community Affairs; 

         and

• Affordable housing programs provided by non-profit and for-profit companies.

These programs sometimes overlap and can result in eligibility gaps. Staying current on what programs are available and who is eligible is a full-time job.  The Prosperity Center, is committed to fulfilling this role, and to dispensing pertinent information to those who can benefit from the programs. We believe the more our community understands the benefits of homeownership, the stronger our community will be.  Housing Counseling is a WIN-WIN situation: the homebuyer wins, and the community wins.

• Foreclosure Prevention

• Homebuyer Education Workshops

• Homebuyer Clubs
